Amazing. Truly Amazing. Just the fact that this new home development is one of a few approved in Boulder County and that there are over 600 home sites in a thoughtfully master planned community makes Flatiron Meadows Truly Amazing. With six parks, two large ponds and a new PreK-8 school, Meadowlark, already built in the midst of the community, this Boulder County subdivision is selling at a rapid pace. Flatiron Meadows is located west of County Line Road and east of US 287 (regional roadway which runs north and south through southwest Denver to Ft. Collins). What I Love:
There is so much to love about this extraordinarily well-planned community. The mountain and meadow views are outstanding. We love that there is a new, beautiful, well designed and scholastically challenging Boulder Valley School district PreK-8 elementary school right in the middle of the development. The roadways are wide and driving sight distance is unobstructed. It is easy to navigate through the neighborhood with one main artery and the neighborhoods are located in enclaves surrounding the main roadway. Homesite sizes are generous, compared to other developments in the area. There is easy access to 287 and to Erie Parkway and to Highway 7 making for easy commutes to Boulder, Longmont, and Denver.

Construction Status:
Flatiron Meadows is about half completed with the best yet to come. Toll Brothers has started building homes on about 50 home sites featuring their smaller homes at slightly lower price points. Lennar has been selling well and William Lyon Homes, Village Homes, has sold most of their homes and has started on a new phase of ranch-style homes in Rex Ranch.

The highly acclaimed Boulder Valley School District has built a new PreK-8 school, named Meadowlark, directly in the middle of Flatiron Meadows. This exceptional school enjoys easy access for children and families in Flatiron Meadows. Centaurus High School is a college preparatory school with an award-winning Engineering Academy within the Boulder Valley School District. In 2015, Centaurus received the National Education Policy Center’s highest recognition as a Gold School of Opportunity and was also voted “Best of Boulder East County” in 2014.

Dawson School, the Boulder County region’s leading private college preparatory school for students in kindergarten through 12th grade, is located just 6 minutes away. Future Plans:
Since Flatiron Meadows is well underway with about half of the homes sold and under construction, the future plans for the community are for maintaining the high quality and standard of living currently afforded to residents. This beautiful community is surrounded by well-planned open spaces with easy commutes to businesses.

The newest part of the development, Rex Ranch is just beginning sales with William Lyons Homes and will feature larger ranch style home plans on half acre home sites.

Home prices continue to increase and Flatiron Meadows is no exception. There are very few homes which are priced in the low $500Ks. Most homes are priced over $600K.

Tax Analysis:
Flatiron Meadows is in a Metro District taxing area which helps developers build roads, schools, and parks and contributes to the tax base for the entire town. Even so, the property taxes remain low at about 1.1% of assessed value. Taxes are based on assessed valuation and are paid in arrears in Colorado. Assessments are performed every other year in Colorado.
