Colliers Hill is one of the best developments by Community Development Group (CDG) north of Denver in the I-25 Corridor. What I Love.

I love that Colliers Hill provides differing price ranges for single family homes and the “soon coming” multifamily homes. Colliers Hill was planned to offer the Denver / Broomfield north area close-in more affordable single-family housing. Colliers Hill master plan preserves the country feel of Erie while providing housing, exceptional schools, and recreational opportunities to promote the quaint town of Erie. Serving as a bridge between Old Town Erie, surrounding neighborhoods, the Erie Middle and High Schools and open space, Colliers Hill offers its residents opportunities to explore and enjoy the area.

 

In the midst of the community is an expansive 6500 sq. ft. amenity rich recreation center with outdoor swimming pool, event lawn, play fields, and even a fishing pond! Colliers Hill includes 15 miles of recreational hard and soft surface trails, parks, and natural riparian areas where native plants and animals are able to live and thrive. With easy access off of Erie Parkway, an elevated site above Old Town offering panoramic views of the Front Range and three highly respected national homebuilders providing multiple floor plans to choose from, Colliers Hill has raised the bar for those looking to call the North Denver area home.

Construction Status:

Builders: Richmond American Homes, Shea Homes, and Meritage Homes. Homes range in price from the mid $400s to over $1M.

Richmond American Homes offers four collections at Colliers Hill. The Seasons Collection, The Villages, The Sanctuary, and the Reserve, increasing in price in that order from the $400s to the $800s.

Shea Homes offers two collections: the 3D collection features outstanding new floorplans in a moderately sized home and Shea’s Peakview collection features open floorplans with larger spaces. Priced from the $400s to $600s.

Meritage Homes offers three collections: The Forrest Collection, The Canyon Collection, and The Alpine Collection raging in price from the mid $400s to the mid $600s respectively. Meritage prides themselves in constructing an energy efficient, technologically advanced and quality home with standard amenities above what the buyer would usually expect from a national builder

Schools:

School districts within Colorado do not follow county lines. The schools which serve Colliers Hill are within the St. Vrain Valley School District. 303-776-6200

HOA:

Professionally Managed by Colliers Hill Master HOA, 303-224-0004, the dues are only $98 per month and includes trash and recycling services, recreation center, pool, and common area maintenance.

Future Plans:

There is still much to develop in Colliers Hill. The subdivision is progressing to the north and east with some of the multi-family units starting in late 2019. Luxury homes with the most fantastic views are also yet to be built and coming soon.

Concerns:

This magnificent community is about one-third “built-out” and even though builders try to complete one area at a time, there is a lot of construction activity ongoing. The developer has completed the recreation center and trails so the amenities are in place, which is a really nice perk for current residents. There are many homes yet to be constructed and prices are increasing. The early residents already have significant equity in their homes due to increasing prices. Right NOW is the time to buy in Colliers Hill.

Tax Analysis:

Taxes in Colorado are based on Assessed value and paid in arrears. The new home sales price establishes the baseline for assessed value which is computed in Colorado at 7.2% of the value of the home. Taxes for homes in Colliers Hill are at about 1.1% of the property value. Most new developments in Erie are subject to a Metro District and Colliers Hill does have a Metro District.
