Second Floor Progresses

Work is finally progressing on the second floor. Because of the issue with the beam in the entry area and also raising the beam in the garage a lot of the floor framing changed and several large steel "saddles" to hold wooden beams had to be fabricated.

The framing on the second story walls is happening today-- that goes fairly fast.

There is an issue with the South family room dormer (front of house). The roof trusses as presently designed don't allow enough room to properly frame out the dormer. Izzie (Framer) need to speak with Lonnie (his boss), Doug and/or Kyle to see what needs to be done. It may be the trusses need to be returned and rebuilt.

When you look at the plans you sort of assume all of this will fit together, but in the field a a good framer that can visualize everything is key. These guys seem to be doing a good job and have a good attitude even when they run into problems. My sense is that they are about a week behind where they thought they would be with the framing.

Trusses arrive

The framers have started putting up some of the roof trusses on the single story areas of the house. The second floor decking and falls are not finished yet, though.

Beam fixed, works continues

The welder will be out today to move that steel beam so that it lines up properly with the steel beam and supports below.  The beam in the garage has beam moved up and the framing altered so that plenty of room for the garage door exists.

The basement looks great—very large.  The craft room is huge so we are going to move the exercise room wall 3 ½’ into the craft room so the exercise room is bigger. We will also make the door to the exercise room bigger.

Backfilling of the other window well was completed yesterday.  Rock was delivered to fill the window wells.

Trusses will be delivered today, but it looks like it will be a few more days before they are ready for them.

Shopping for appliances.
We've begun shopping for appliances and are looking for bids from local appliance dealers. We're looking at all GE Monogram appliances since these seem to offer the best combination of style, performance and value.

More framing problems. The steel beam on the west side of the stairs is off about two inches. The support for second floor beam isn't centered over the first floor structural beam. Since the beams are already in place with joists hung no one is too happy about moving it all over two inches, but that looks like what will happen today. It appears that there is some discrepancy between the architecture drawings and the structural drawings. Once again, this is where a good general contractor and experienced framer are worth every penny!
