When you sell your home you pay a commission to the listing agent, who in turn shares part of that commission with the agent that represents the buyer. The part of the commission paid to the buyer's agent is called the co-op. In Colorado most listing agents offer to pay a 2.8% co-op to the buyer's agent (paying less is likely to mean agents won’t want to show your home).

You simply pay the 2.8% co-op to the buyer's agent plus 1% for a total commission of 3.8%. Compare that to the typical 6% commission and you’ll save big! What's the Catch?
There is no catch. When you buy your next home the listing agent, builder, or seller will pay us a 2.8% commission on the sale so we'll earn our profit when you buy. Of course most agents will charge you to sell and will earn a commission when you buy; so you really are getting twice the service for fraction of the cost.

 

Better than 'For Sale By Owner'.
We understand that real estate commissions add up to a lot of money. Anything you can do to save money is a big deal. The great thing about our Buy One, Sell for 1% offer is that you get our full range of services, including: listing in the MLS, featured property on Realtor.com, virtual tour, color brochure, sign, lockbox, online feedback status, showing coordination, contraction negotiation and closing coordination for 1%. If you were to sell your home yourself you would have to handle all of the above and most of the time the buyer of your home would be represented by a Realtor anyway and you would have to pay the 2.8% commission to the buyer's agent.
